Position: Director of Facilities
Department: Operations
Reports to: Chief Operating Officer
Hours: Full-time
Salary: $100,000
FLSA: Exempt
Position Summary:
The Director of Facilities is a member of the agency’s Senior Staff, reporting directly to the Chief Operating Officer, overseeing all of Union Settlement’s facilities, facility development, and maintenance functions, ensuring that Union Settlement’s 20+ locations are clean, safe, secure and in compliance with all government health and safety laws and regulations. The Director of Facilities works closely with other Department Directors and Site Directors at each location, as well as with the New York City Housing Authority (NYCHA) and private landlords, to identify and address site-specific needs including but not limited to any repair or maintenance issues. In addition, the Director of Facilities works closely with the Chief Operating Officer in overseeing all major site renovations and development of new sites, coordinating with outside vendors, building superintendents, owners, and controlling government agencies, and developing appropriate Facilities Department policies, practices, and systems.
Responsibilities:
- Oversee all facilities operations, including day-to-day cleaning, maintenance, and repairs, as well as long-term projects and planning.
- Collaborate with Site Directors at all locations to ensure that Facilities Department staffing levels are appropriate and that all maintenance and repair issues are addressed.
- Coordinate with the New York City Housing Authority (NYCHA) and private landlords on repairs and renovations at NYCHA and privately-owned facilities.
- Serve as primary contact for building managers and outside contractors involved in cleaning, maintenance, repairs, and renovations at Union Settlement facilities.
- Oversee purchasing, tracking, and inventory of all maintenance equipment and supplies according to budget.
- Ensure ongoing compliance with all Facilities Department policies and procedures, including but not limited to those related to OSHA, ADA, FDNY, and DOB guidelines and regulations and the COVID-19 pandemic.
- Review and update Facilities Department policies and procedures as necessary.
- Collaborate with the Human Resources Department to ensure proper training of Facilities Department personnel on safety and cleaning protocols, FDNY and other regulations.
- Perform minor plumbing, electrical, and other building maintenance tasks as appropriate to skills, and guide and oversee Facilities Department staff performing such tasks.
- Perform other duties as assigned.
Qualifications:
The ideal Director of Facilities candidate will have the following qualifications:
- Bachelor’s degree preferred, with at least 10 years of demonstrated facilities or operations experience, including at least 5 years in a management capacity.
- Superior leadership, staff management, and project management abilities.
- Deep knowledge of HVAC, plumbing, electrical and other building systems.
- Ability to undertake minor plumbing, electrical, and other building maintenance tasks as needed.
- Strong written and oral communication skills.
- Strong organizational and time management skills.
- Ability to multitask and prioritize departmental functions to meet deadlines.
- Ability to work independently as well as part of a management and facilities team.
- Ability to work with people from diverse backgrounds.
- Proficiency in Word and Excel.
- Excellent interpersonal skills.
- English/Spanish bilingual preferred.
- Must obtain S-95 and W-07/F-07 certification within 30 days of hire.
Work Conditions:
- 35-hour on-site work week with on-call availability (including weekends).
- Travel to multiple sites within East Harlem is required.
- Sitting for extended periods of time.
- Occasional physical repair work.
- Occasional lifting and transporting of moderately heavy objects, such as tables, chairs, equipment, and boxes.
- Dexterity of hands and fingers to operate a computer keyboard, mouse, and other computer components.
