Our flagship transitional work program– Ready, Willing & Able– integrates paid work, occupational training, and holistic supportive services to facilitate an individual’s return to mainstream society.

This is a live-in position with a two-bedroom apartment within a 24/7 building. The Building Superintendent reports directly to the Director of Facilities Maintenance and Construction and is charged with complying with all standard operating procedures and policies connected to the maintenance of the physical plant in accordance with all City, State and Federal law. As the key employee of the building operations, the Superintendent is essential to the longevity of all equipment and the aesthetic nature of the property, interior and exterior.

Responsibilities:

  • Carry out all routine maintenance and inspection which includes and not limited to all mechanical systems in boiler room, equipment and electrical rooms, roof, etc. 
  • Maintain adequate cleaning schedule (includes mopping, waxing/polishing of floors, elevator floors/doors, all windows/doors, vacuuming, trash removal, etc.).
  • Responds to all emergency calls and notification to appropriate authorities and/or appropriate actions – 24-hour/7-day capacity.
  • Ensure that apartments are ready for occupancy by performing various and as-needed electrical, HVAC, plumbing, carpentry, flooring, appliance repair, and other miscellaneous equipment maintenance and repairs.
  • Ensure effective, timely and professional interactions with residents, contractors, security and property management team on all maintenance services.
  • Ensure that all make-ready repairs and services are completed correctly and on schedule and communicated to the property management team.
  • Maintain awareness of the physical condition of the property and immediately correct unsafe conditions to maintain a safe environment.
  • Stay current on all applicable building codes and safety standards.
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and have full knowledge regarding contracts and suppliers.
  • Be responsible for stock control and utilization of maintenance materials, including ordering supplies and staying within allocated budgets, and performing scheduled maintenance on all equipment.
  • Maintain effective internal control over operational activities in compliance with best practice policy and guidelines.

Requirements:

  • High school diploma is required.
  • Ability to prioritize and plan work activities and use time efficiently
  • Ability to interpret documents such as operating procedures and company documents and apply reasonable understanding of how to carry our instructions or take other, appropriate action
  • Basic knowledge of plumbing, electrical, HVAC/PTAC, carpentry, elevators, appliance maintenance, boilers, and snow removal.
  • The employee must regularly lift/move up to 50 lbs. Bend/Stoop/Squat, Climb Stairs, Push or Pull, Reach above Shoulder, Climb Ladders, and Lifting/Carrying.
  • Customer service first attitude.
  • Ability to complete tasks with attention to detail.
  • Written and verbal communication skills.
  • Minimum of five (5) years of janitorial/cleaning experience and building maintenance.
  • Driver’s License required must have a clean driving record, and the ability to transport within city limits.
  • FDNY Certificate of Fitness S12 & S13.
  • Ability to work independently within a team setting.
